CCT has plans to develop the new ‘Culbokie Hub’ which will be the focus for indoor and outdoor community activities and services. This is to be set on land owned by the community and includes a café, volunteer base, toilets, and business units -all set in a beautiful new village green with a community orchard, wildflower meadows, trees and play-spaces. This will be a place where people will congregate and bump into each other, gather for community events, take part in volunteering, skills sharing and training activities, find work opportunities, socialise and hang out.

Why they need our service

Culbokie has expanded from a population of 84 in 1961 to around 900 today with significant continued growth expected -  but the new housing has not been balanced wtih new  infrastructure and services to meet the needs of the growing population. This means that Culbokie is in the lowest 10% of communities in Scotland with regard to access to services (Scottish Neighbourhood Statistics). This is compounded by the linear and road-dominated nature of the village and lack of a central gathering point which are not conducive to helping people meet and get to know each other. The Culbokie Hub will address these issues and will be used as the platform to enhance our endeavours to build a friendly, welcoming, active and supportive community. 

Plan and expected results

Following extensive community consultation the Culbokie Hub has been designed by LDN Architects working in close cooperation with Horner and MacLennan Landscape Architects who have drawn up designs for the village green which have been given outline planning consent. Our plans are inextricably linked with the development of private and social housing on neighbouring land which will unlock access and services to our site. This work is due to start imminently.
